Important: Unlike some other states, SA does not offer any stamp duty concession for first home buyers purchasing established homes.
What counts as a new home?
- Newly constructed homes not previously occupied
- Off-the-plan apartments
- House and land packages
- Vacant land purchased with intention to build a new home
- Substantially renovated homes (must qualify as a new residential premise for GST purposes)
Eligibility requirements
- You must be 18 years or older
- Australian citizen, permanent resident, or New Zealand citizen
- Never owned residential property in Australia (eligibility tightened February 2025)
- Your spouse/partner must not have previously owned property
- Move into the property within 12 months of settlement
- Live there as your principal residence for at least 6 continuous months
First Home Owner Grant (FHOG)
South Australia also offers a $15,000 First Home Owner Grant for new homes. There is no property value cap for the FHOG.
The FHOG is separate from stamp duty - you can receive both the grant and the stamp duty exemption if purchasing a new home.

Do first home buyers get a concession on established homes?
No. If you purchase an established home as a first home buyer in SA, you pay the full standard stamp duty. The exemption only applies to new homes.
