What financial year are these rates for?
Tasmania's duty rates have been unchanged since October 2013. They apply to all current transactions.
Do first home buyers get a duty exemption in Tasmania?
Not anymore. The 100% first-home duty exemption on established homes up to $750,000 applied only to transfers settling between 18 February 2024 and 30 June 2026. It was not extended, so from 1 July 2026 first home buyers pay standard duty. The $20,000 First Home Owner Grant remains for new builds only.
Are the rates different for investors?
No. Tasmania uses the same rate schedule for all buyers. There is no owner-occupier vs investor distinction.
Does Tasmania have a foreign buyer surcharge?
Yes. For agreements from 1 April 2020, a foreign person pays an additional 8% on the proportion of residential property they acquire, on top of standard duty. Specific exemptions can apply.
What is the minimum duty in Tasmania?
The minimum duty is $50, which applies to all property transfers valued at $3,000 or below.
