Frequently asked questions
What is the stamp duty exemption threshold for first home buyers in NSW?
First home buyers in NSW pay no stamp duty on properties valued up to $800,000. For properties between $800,000 and $1,000,000, a concessional rate applies with a sliding scale discount. Properties over $1,000,000 pay the full standard stamp duty rate.
Can I get the First Home Owner Grant and stamp duty exemption together in NSW?
Yes, but the FHOG only applies to new homes valued up to $600,000, while the stamp duty exemption covers properties up to $800,000. If you're buying a new home under $600,000, you can receive both benefits. If buying an existing home, you can still get the stamp duty exemption but not the FHOG.
Do I need to live in the property to qualify for NSW first home buyer benefits?
Yes, you must move into the property within 12 months of settlement and live there continuously for at least 6 months. You cannot use the concessions for investment properties.
